Job Description:/h3:
The Construction Financial Project Manager is responsible for assisting assigned senior project manager in the planning, management direction, project completion, owner satisfaction and financial outcome of assigned development and construction projects, renovations and development projects. This includes record keeping, reports, interim oversight of projects, coordination of communication on behalf of the Senior Project Manager with the various internal and external third parties such as contractors, designers and others involved with Tribal Enterprise projects by performing the following duties;
:Ability to read blue prints and specifications for architectural, structural, civil, mechanical, plumbing, fire sprinkler, electrical, food service, and FF and E plans for large commercial building projects.
:Ability to read geotechnical, acoustical, and fire life safety reports for large commercial building projects.
:Ability to read critical path method schedules.
:Ability to provide material take offs.
:Prepare financial status reports and forecasts for senior management.
:Ability to do financial forecasting of future change orders.
:Ability to prepare financial status reports.
:Apply cost accounting principles to accurately report and establish cost control measures in forecasting and validation of incurred costs for reconciliation of accounts.
:Develop and provide project variances for incurred costs expenditures that fell below or above the established thresholds.
:Coordinate preparation of cost risk analysis.
:Review and evaluate proposed general contractor change orders for large commercial building projects.
:Review and evaluate general contractor monthly billings for large commercial building projects.
:Prepare monthly billing documentation for internal use and processing of general contractor payments.
:Provide monthly cash flow analysis derived from the most current schedule updates.
:Prepare monthly schedule update analysis reports, investigate, and analyze schedule impacts, and identify issues that need corrective action.
:Maintain cost ledger and job cost estimates and statements.
:Manage assigned projects to ensure they remain on budget and schedule during construction.
:Assists with processing of conceptual plans and budgets for development project.
:Assists with developing, preparing and disseminating documents, correspondence and materials required within the scope of the coordination of various projects, plans and developments.
:Assists with monitoring of construction contract close:outs and maintains documentation files.
:Monitors contracts overall dollar value and to ensure contracts do it is not exceeded contract amounts.
:Prepares draft for owners monthly report.
:Prepares, implements, and provides construction administration, including issuance of change orders.
:Prepares resolutions on projects, project budgets, contracts, and other items.
:Ability to read and understand the prime contract and implement the terms of agreement.
:Exhibit excellent verbal and written communication skills.
:Advanced proficiency in Microsoft Excel
:Possess exceptional organizational and multitasking skills
:Possesses advanced problem solving and analytical skills.
:Performs other duties as assigned.

Education and Experience
Bachelor of Science degree (B.S.) or equivalent from four:year College or technical school; eight (8) years of construction experience or construction business management certification and / or training; or equivalent combination of education and experience.
