Job Description
Director of Construction Operations
General Contractor is seeking an experienced Director of Construction Operations. The qualified candidate will maintain full responsibility for the construction operations for our Sacramento office. The Director of Construction Operations must have a thorough working knowledge and understanding of all phases of the construction process. This is a management position and as such is responsible for staffing and project personnel.
ESSENTIAL FUNCTIONS
:
Directing all project management activities
:
Oversee project implementation and execution through completion of construction
:
Manage ground:up and renovation projects including programming, design, entitlements, bidding, permitting and construction management
:
Develop project budget including hard costs and soft costs and firm knowledge of construction cost/benefit analysis
:
Ensure target dates, milestone events and deadlines are being met
:
Provide technical support; project budgeting and scheduling including Owners goals and objectives, site improvements, entitlements and permits, consultant selection; design team management, schedule creation and management, sub:contractor selection and management, financial management including cash flows, anticipated cost reports and monthly reports
:
Assemble and manage required teams of sub:contractors. Negotiate contracts with each team member
:
Maintain client relationships and manage conflict resolution (primary). Interface with architects, client staff, sub:contractors and vendors
:
Provide appropriate level of on:site supervision to ensure project performance criteria are being met
:
Develop relationships with consultants/sub:
contractors/vendors and evaluate their performance
:
Assist in training, monitoring, coaching and developing team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation
EDUCATION AND EXPERIENCE
:
Minimum of 10+ years of experience in managing construction of retail projects
:
Bachelor Degree from an accredited institution in Architecture, Engineering, or Construction Management, strongly preferred
KNOWLEDGE, SKILLS, AND ABILITIES
:
Ability to develop and cultivate business relationships with existing and prospective clients
:
A strong working knowledge of budgeting, scheduling and processes as they relate to construction projects
:
Experience working with retail developers, brokers and institutional owners
:
Ability to manage ground:up development projects and corporate interiors projects
:
Considerable experience in retail construction projects preferred
:
Excellent verbal and written communication skills, professional manner and computer literacy
:
Effectively communicate with the corporate office providing accurate updates on construction progress
:
Ability to handle multiple projects
:
Flexibility with work hours and travel as needed
:
Highly organized with strong analytical skills
:
Skill and interest in business development a strong plus
:
Knowledge of Microsoft Office applications
