Job Description:/h3:
:Collect and analyze customer financial information to assess customers qualifications for different loan alternatives that are most advantageous to borrower(s).
:Provide information to customer on risks and benefits of selected loan alternatives based on customers individual financial circumstances.
:Pre:qualify and pre:approve prospective loan applications using Scenic Oaks Funding approved forms, subject to all Federal and State laws and regulations.
:Obtain complete loan application information into laptop and supply borrowers with all disclosures required by Federal or State Laws.
:Obtain borrower authorization to perform credit check and collect credit application fee.
:Provide all forms and disclosures, including: GFE, TIL, HUD booklet and/or ARM booklet, ARM disclosure and any other Federal or State specific required disclosure.
:Utilize Automated Underwriting, independent judgment, SRP calc, and discretion on all eligible programs to help determine a customers eligibility for different loan programs.
:Review purchase contracts and addendums for conflicts or concerns.
:Collect applicable appraisal fee and/or credit report fee.
:Register and/or lock loan applications with Investor or Secondary Marketing Department.
:Comply with all Lending Regulations to include; Reg B ECOA, Reg X RESPA, Reg Z TIL, FCRA, Reg C HMDA, HOPEA, Privacy Act, Security Act, US Patriot Act, OFAC and the Flood Disaster Act, and State Laws of California.
:Comply with all Privacy and Security laws to include borrower records kept in locked file cabinet, software passwords, retentions, storage and shredding requirement.
:Deliver Loan Application within 24 hours of client signature and/or application date.
:Return customer calls promptly.
:Positively respond to files that need attention.
:Meet with Production Manager as requested to discuss production standards, goals and expectations.
:Obtain referrals from agents identified and targeted in Annual Review.
:Return agent calls promptly.
:Communicate loan status and circumstances that may hinder loan approval.
:Maintain CA requirements for loan officer licensing and annually recertify attestation.
:Maintain all records within the NMLS system.
:Study lender websites and program offerings.
:Review marketing efforts and business opportunities with Supervisor semi:annually.
:Attend weekly branch sales meetings and provide market/product updates.
:Maintain and deliver a weekly update on loan status to both agents and borrowers.
:Meet monthly with Branch Managers to discuss production and strategy for partnering with specific agents.
:Aggressively seek new application volume.
:Review Success Rate Reports and Sales Volume Reports monthly.
:Maintain all equipment and software provided by Scenic Oaks Funding.
:Comply with all e:mail requirements to include the clean:up to keep system running effectively.
:Perform other duties as needed and requested.
